The Landlord and Tenant Act, 1985, for example, outlines the legal responsibilities of a landlord, with regard to maintenance and repairs, safety of gas and electrical appliances, and fire safety of furnishings and premises. Landlord Insurance
"Buy to let" property has become big business in the UK, in recent years, and many people are attracted to it by the prospect of lucrative, additional income. While substantial gains, from regular monthly rent payments, and capital appreciation of a property, itself, are possible, becoming a private landlord should not be viewed as a "get rich quick" scheme. Having bought a suitable property, it is obviously sensible – or essential, if you buy a property with a mortgage loan – to protect your investment with buildings, and contents, insurance. Indeed, the additional risks posed by rental property, and tenants, mean that you may also need to consider insurance cover tailored specifically to the needs of the private landlord . . . more landlord insurance information
Landlord Property Management Software
In property management, one of the biggest challenges is keeping track of the numerous small details. When managing multiple dwellings, the number of details involved is compounded by the number of properties. Since income depends on the accuracy of those details, effective management is essential. As the portfolio size increases, it becomes necessary to investigate property management software. Whatever the scale of the enterprise, these applications allow you to develop a real estate portfolio, concentrating on the property rental business, rather than its administration . . . more landlord property management software information
Private Landlords
Becoming a private landlord can, in the medium or long term, be a lucrative business. It should not, however, be viewed as a method of acquiring short term gains, and can, indeed, be more complicated and time consuming than other forms of investment. The type of property in which you choose to invest, and its location, should be governed by the nature of the returns that you hope to achieve from that property. In other words, if you are seeking regular monthly income, your selection criteria for a suitable property may be different from those used to select a property that is likely increase significantly in value over time . . . more private landlords information
Tenant Screening
The Housing Act, 1988, granted certain rights to tenants and landlords alike, and any tenancy agreement drawn up after January 15, 1989, is classified as an "Assured Shorthold Tenancy", or an "Assured Tenancy", bound by the terms of the Act. Tenants are legally entitled to know the full name, and address of their landlord. They are also entitled to "quiet enjoyment" of a property, without interference, or harassment, from a landlord, subject to reasonable use of that property. Even in the event of eviction being necessary, a landlord is required to follow correct legal procedures. He, or she, must also provide a rent book to tenants, detailing how much rent is payable, and when, along with any other charges relating to a property for which tenants are liable, all, or in part . . . more tenant screening information
